Industrial Roof Drainage Problems Solved

Industrial Roof Drainage Problems Solved

When you think about a new roof, drainage may not be the first thing that comes to mind. Spokane Roofing Company recently completed a 44,000 square foot industrial roof replacement project at 3902 E Ferry Ave in Spokane, WA. Rooftop drainage was a major problem to solve for this warehouse.

Drainage of Flat Industrial Roofs

After years of wear, flat industrial roofs tend to settle. If they are not inspected and repaired, old roofs may settle several inches over time, making drainage a problem. Even a newer flat roof might not drain properly, if it was designed or installed incorrectly.

Improper roof drainage results in ponding or pooling water on the roof. The roof eventually leaks. Roof inspections in the Spring and Fall can prevent problems and save money. Many building owners unfortunately learn about a problem after leaks have compromised the roof sheeting, insulation, decking and internal structures.

A leaky roof causes hidden problems, too. Building owners are liable for expensive asbestos abatement, when asbestos on the roof or inside the building is disrupted. Regular inspections help to extend your roof’s life and reduce the risk of asbestos-related issues.

Industrial Roof Replacement Project Summary

The challenging part of the job was to replace the warehouse roof without disrupting the tenant’s flooring distribution business, T&A Supply Company. I know they were happy that we were able to do that. We walked the warehouse roof with the stakeholders to assess the problems and discuss the available options. It was a real collaboration.

Please allow me to recommend Spokane Roofing. From initial consultation to finished project they were professional, knowledgeable, and eager to complete the job according to our specifications. Thank you, Spokane Roofing, for a fabulous new roof on our 44,000 sq ft warehouse!

This industrial re-roofing project benefitted from an upgrade to the rooftop drainage system. We enlarged the existing scuppers (outlets for water to drain) and added several new ones. Most ponding water will drain within 72 hours. If it is there any longer, that is a problem. The upgraded rooftop drainage system mitigates the ponding problem.

Industrial Roof Replacement Project Steps

  • Tear off the old coping metal.
  • Install Insulfoam R-TECH® Rigid Foam Fanfold Insulation over the top of the old EPDM roof.
  • Apply a new GAF EverGuard® TPO single-ply roofing system.
  • Install new coping metal from Rolled Steel Products (RSP), Inc. in Spokane, WA.
  • Install new scuppers with prefinished, 24-gauge, white clad metal.

Convoy Supply Ltd. in Spokane Valley, WA supplied the EPS recovery board and TPO roofing materials.
