Single-Ply Roofing Systems
Single-ply roofing systems typically appear on commercial flat roofs. Roofing materials include thermoplastic polyolefin (TPO), polyvinyl chloride (PVC), ethylene propylene diene monomer (EPDM) and ketone ethylene ester (KEE).
TPO Single Ply Roofing Systems (Manufacturer warranted)
TPO membrane roofing is the most prominent type of commercial flat roofing system. A 60 mil, single-ply, TPO membrane roofing system is the recommended replacement for hot tar, hot mop, built-up roofing (BUR) and torch down commercial roofs. PVC Membrane Roofing Systems
PVC’s installation process is similar to TPO, although, PVC roofing holds up better to chemical abuse than does TPO on low-slope roofs.
EPDM MEMBRANE ROOFING SYSTEMS (RUBBER ROOFING)
The popularity of EPDM for new construction has declined with the rise of TPO and PVC roofs. We still encounter it on public works and EPDM rubber roof recover projects.
KEE MEMBRANE ROOFING SYSTEMS

Metal Roofing Systems
Metal roofs are a unique alternative to single-ply roofing systems. Options include standing seam metal roof systems in a variety of colors and finishes.
Modified BITUMEN & Built-Up Roofing
While Spokane Roofing does not install Modified Bitumen & Built-up Roofing, our technicians are experts at servicing these longstanding roof systems. Modified Bitumen is an asphalt-based system with two layers; a base sheet that is self-adhered to the substrate and a cap sheet that is torched down, self-adhered, or cold-adhered. Built-up roofing, also called BUR roof systems or tar and gravel, are one of the oldest in the roofing industry. They are made up of layers of felt and bitumen that provide ample protection. They are often covered with gravel, coatings, or a sheet cap. The golden rule of roofing is that more is better, although it is far more expensive than the industry leader single-ply roof systems.
Roof Coatings
Spokane Roofing uses roof coatings to extend the lives of existing metal roof systems. To seal leaks around grommets, SRC applies Henry® and Karnak® aluminum roof coatings, or GAF Topcoat, a fluid-based rubber system. When sealants are not enough, retrofitting a commercial metal roof with TPO is a cost-effective alternative to replacing the entire metal roof.
Steep Slope
Steep slope roofing usually refers to anything with a slope of 3:12 or more. The most popular, cost effective, and aesthetically pleasing steep sloped roof systems in the Pacific Northwest (PNW) are asphalt shingles and metal roof systems. Thanks to gravity, debris and water on a sloped roof tend to roll into gutters creating a low maintenance asset for building owners.
